An auction is a process of buying and selling goods or services by offering them up for bid, taking bids, and then selling the item to the highest bidder. In economic theory, an auction may refer to any mechanism or set of trading rules for exchange.

There are several variations on the basic auction form, including time limits, minimum or maximum limits on bid prices, and special rules for determining the winning bidder(s) and sale price(s). Participants in an auction may or may not know the identities or actions of other participants. Depending on the auction, bidders may participate in person or remotely through a variety of means, including telephone and the internet. The seller usually pays a commission to the auctioneer or auction company based on a percentage of the final sale price.

Regardless of who hold auctions, is the winning bid real the total cost of buying a house from the auction?
Q. I see these newspaper articles about real estate auctions. There are the regular county auctions (sheriffs auctions) that real estate companies buy to sell for profit later at their own house auctions. Regardless of who hold auctions, is the winning bid real the total cost of buying a house from the auction? Can you buy a house from an auction for say few thousands dollars? I can't google the real estate buying process. Where I can learn about the process of buying houses?

A. It's very difficult to actually get a house at auction at extremely low prices like that. I've been to quite a few and actually won the bid on a couple of them. BUT... where I'm at, there is a 10 day upset bid timeframe where anyone can outbid you still but they have to up it by 3%. Or the owner still has that time to pay the lender back. That's in the normal case of foreclosure. The sheriff auction thing does not state that there are no other leins or mortgages on the property. I talked to the sheriff about this before and they just won't say. You have to do your own title search before bidding on this. So the winning bid can be the total cost of the property if you make it past the hurdles. And it's hard to find any good info… [cont.]

How should I deal with a broker who sells cars bought from auctions?
Q. A close friend of mine said he would like to introduce me to a local garage that sells cars bought from auctions. (I suppose the correct term to use is "a broker"). Apparently, cars sold this way can be reasonably cheap, and the broker in question also owns a garage that can repair the cars when necessary. As this is a close friend, I don't want to refuse, saying I'll meet the broker, although I don't really know how honest the broker is. Do you have any advice?

A. Buy an extended warranty from a third party and consider that part of the purchase price. If the two add up to more than you are willing to spend, then it is not a good deal. Insist on a carfax report that shows all inscurance claims made for the VIN of the vehicle. Cars bought at auction could have serious frame damage, water or smoke damage too. Great that the guy can fix the cars, but unless you get something in writing that says he will do it for free it doesn't mean a thing. EDIT: He is a middle man, you can pay a small fee and buy a car at an auction and eliminate the middle man mark up if you want to do your homework. Either way inquire about an extended warranty first and call that part of the 'price'.

A. Auctiva doesn't cost anything and it is awesome! My favorite part is that you can upload up to 25 photos for free and use them all in one listing! There are things you can pay for in auctiva but only if you want to. For instance, they offer their own insurance service that you could use but you don't have to and nothing is automatically charged to you - ever. I've been using auctiva for about 3 years and haven't had a problem yet.
